In the name of God Amen, I Harry Rixon of Aston Rowant in the County of Oxford Maltster considering the uncertainty of this mortal life and being of sound mind, memory and understanding ?? be Almighty God for ye same, I do make and publish this my last will and testament in manner following (that is to say) first and principally I recommend my soul to Almighty God for a ? of my sins and my body to the earth to be decently buried at the discretion of my executrix hereafter named and as to my estates and worldy effects I give and bequeath them as follows (that is to say) I give and bequeath unto my loving wife Mary Rixon all the household goods and furniture standing and being in house where I now dwell I also give and bequeath unto my loving wife Mary Rixon the sum of two hundred pounds of lawful money of Great Brittan which I do nearby order and direct to be paid by my executor hereinafter named immediately after my decease I also give and bequeath unto my loving wife Mary Rixon all those two messuages cottages or tenements and malt house, barnes and stables standing and being in the parish of Aston Rowant aforesaid now in the occupation of Robert Rixon my son and myself together with the outhouses orchard garden and appentenances thereunto belonging I also give and devise unto my loving wife all that piece or close of meadow ground which was part of the Rush Moors which said premises was cha?ed with John Caillard Esq. I likewise give and bequeath unto my loving wife all those two messauges cottages or tenements standing and being in the parish of Aston Rowant aforesaid now in the occupation of Edward Smith and William Abbett with the garding belonging there unto I give and bequeath unto my son Thomas Rixon the sum of two hundred pounds of good and lawful money of Great Britain I give and bequeath unto my daughter Martha Croxford the sum of fifty pounds of like lawful money which said legacies or sum of money I do hearby order and direct my said executor to pay with twelve months next after my decease I give and bequeath unto my grandson Richard Varnon and granddaughter Mary Varnon and grandson Thomas Varnon and grand daughter Ann Varnon the sons and daughters of my late daughter Ann Varnon the sum of ten pounds a piece of like and lawful money to be paid by my said executor unto them respectively as sonn as they shall respectively attaine the age of twenty one years as to all and singular the rest and residue of my said estates which I shall die seized of or entitled unto I give and devise the same and every part and parcel thereof with these and every of these appurtenances unto my said wife Mary Rixon and assignes for and during the term of her natural life but my will and meaning is that the same shall be in full ?? and satisfaction of her power or th? at common law which she may have or cleane of unto or cut of all or any part of my freehold estates and from and immediately after the decease of my said loving wife Mary Rixon I do hearby give and devise all and singular the said rest and residue of my said real estates which I shall dye werther entitled unto with there and every of these appurtenances unto my said son Rober Rixon his heirs and assigns forever as to all the rest and residue of my money, securities for money, stock of corn, cattle, goods, chattels and personall estates after payments of my just debts legacies funeral and testamentary expenses I give and bequeath the same and every part thereof unto my said son Robert Rixon his executors administrators and assings and I do nominate constitute and appoint my said son Robert Rixon and executor of this my last will and testament hereby ? all former wills by me at any time hereto made and do declare this only to be my last will In witness ware of I have to this my last will and testament containing one sheet of paper sett my hand and seale this tweneth day of October and in the year of our Lord one thousand and seven hundred and seventy seven Harry Rixon singed seal published and decleared by the said Harry Rixon the testator as and of his last will and testament in the presences of us who in his sight and at his request and in the presanves of each other have subscribed our names as witnesses thereto Richard Croxford, Robert Croxford, Edward Smith.
